Clementine Apartments Phase 2 is a fully entitled, shovel-ready 38-unit residential development in Southeast San Diego. The approved project consists of 28 studio apartments and 10 one-bedroom residences.

Klimenko led the project through the full development process from initial site evaluation and acquisition through design, entitlements, consultant coordination, agency approvals, and final project approval. The project has received Right-of-Way approval, and building permits are ready to issue, positioning a future owner or development partner to move directly toward construction.

Designed as attainable housing for San Diego’s workforce, the development focuses on efficient unit layouts, contemporary design, and convenient access to employment centers, public transportation, and major transportation corridors.

Phase 2 is located adjacent to Clementine Apartments Phase 1, Klimenko’s 38-unit development currently under construction, creating the opportunity for a combined 76-unit residential community.
